These Terms & Services (“Terms”) apply to your use of the HomeSearchInCo website at homesearchinco.com (the “Site”) and to any enquiry, estimate, proposal, or home improvement engagement with HomeSearchInCo (“we”, “us”, “our”). By browsing the Site, submitting a form, or asking us to plan kitchen, bathroom, painting, plumbing, roofing, flooring, carpentry, or house-repair work, you agree to these Terms. If you do not agree, please do not use the Site or request services.

1. Who we are and what we do

HomeSearchInCo is a home improvement studio. We plan and coordinate repairs and renovations for occupied and unoccupied dwellings, including but not limited to kitchens, bathrooms, living spaces, interiors, exteriors, painting, plumbing care, roofing details, flooring, millwork, and general house repair. We are not a real-estate agency, lender, insurer, or public-works contractor. Content on the Site describes typical practices; it is not a quote, a building-code determination, or a guarantee that a particular method will suit every house.

Nothing on the Site creates a contract for construction until both parties accept a written scope, selections list, and commercial terms. An online form, chat, or newsletter signup is an enquiry, not an order.

2. Using the website

You may use the Site for lawful, personal, or household purposes: learning about our services, viewing project photographs, reading guidance, and sending enquiries. You agree not to misuse the Site, including by attempting to disrupt its operation, scraping content at a volume that harms other visitors, submitting false project details, impersonating another person, or using the contact, subscribe, or unsubscribe forms to send spam or malicious material.

All text, layout, photographs, illustrations, logos (including the HomeSearchInCo house mark), and design of the Site are owned by us or used with permission. You may not copy the Site as a template, republish our project photographs as your own portfolio, or remove marks from downloaded materials. You may share links to public pages and print a page for your household’s planning notes.

3. Enquiries and communications

Forms on the Site are provided so you can describe rooms, problems, and goals. You are responsible for the accuracy of names, email addresses, and project descriptions. If you provide a callback number, you confirm you are authorised to be contacted at that number about the enquiry. We may refuse or close an enquiry that is incomplete, abusive, or unrelated to home improvement.

A confirmation message on the page after a valid form submission acknowledges that your details were accepted by the browser for follow-up. It is not an appointment, a site visit booking, or an acceptance of price. A representative will contact you using the email (and optional number) you supplied. Response times vary with the complexity of the rooms described and the volume of enquiries.

4. Estimates, allowances, and proposals

Any figure we share before a full survey is an estimate. Estimates assume the conditions you described and the photographs you provided. Concealed conditions — wet substrates, failed flashing, non-standard plumbing, asbestos-containing materials, live wiring in unexpected locations, or movement in structure — may change labour, materials, and time.

Proposals may include allowances for tile, fixtures, lighting, or hardware. An allowance is a planning number, not a promise that a particular product will be available at that price. If you select a finish above the allowance, the difference is a change. If a specified product is discontinued, we will offer a comparable alternative and document the substitution in writing before ordering.

Drawings, mood boards, and sample schedules prepared by us remain our instruments of service. You may use them for the project we are discussing. You may not transfer them to another contractor as a complete build pack without a written licence.

5. Scope of home improvement work

The written scope lists rooms, trades, exclusions, and the standard of finish. Work not listed is excluded. Typical exclusions unless expressly included: landscaping beyond protection, pest treatment, furnishings, window coverings, appliances except specified connections, municipal fees, and repairs to neighbouring property. If you later ask us to add a powder room, move a staircase, or repaint rooms outside the original list, that is a change order, not an implied extra.

We coordinate house repair, painting, plumbing, carpentry, and related finishing. Some tasks may be performed by specialist partners working under our project lead and our protection rules. You agree that those partners may enter the property as reasonably required to complete the agreed scope.

We do not perform work that we believe is unsafe, unlawful, or likely to conceal a defect. If opening a wall reveals a condition that should be corrected before decoration, we will pause decorative finishes until you decide whether to repair, redesign, or defer.

6. Access, occupied homes, and your responsibilities

You will provide reasonable access to the rooms in the scope, including water and power as already present at the property, and a place to store materials that you have approved. You will move or identify fragile belongings before work begins, unless we have agreed in writing to handle specific items. Pets and children should be kept clear of active work areas. You will tell us about known hazards: previous leaks, wildlife in voids, alarm systems, and any finish you want preserved at all costs.

Living in the home during a project is often possible. It requires cooperation: keeping walk paths clear, accepting temporary kitchen or bathroom arrangements when wet rooms are rebuilt, and understanding that dust control reduces but does not eliminate all debris. If occupancy becomes impractical, we will discuss options; we are not a relocation service and do not arrange alternative housing unless a separate written agreement says so.

7. Materials, substitutions, and lead times

Natural materials — timber, stone, handmade tile — vary in grain, tone, and small surface character. Samples indicate a range, not a clone of the installed lot. Paint colours look different in morning and evening light; we encourage samples on the actual wall. We are not responsible for a change of mind after a finish is applied according to a confirmed selection, except where the application itself is defective.

Supply interruptions, mill delays, and weather for exterior work can affect the calendar. We will communicate delays that matter to occupancy or to a following trade. Time estimates in marketing copy on the Site are illustrations, not liquidated completion dates, unless a signed proposal states otherwise.

8. Change orders

Changes in design, product, sequence, or additional rooms must be described in a change note (email is sufficient if it clearly states the extra work and the effect on time and cost). Work will not proceed on extras until you confirm. Verbal “while you are here” requests at the doorway are not authorisation until they are written down. This protects both the household budget and the quality of the original rooms.

9. Workmanship, snagging, and care after handover

We will perform the agreed work in a careful, professional manner consistent with the described finish. Slight variations that are normal for site-applied paint, grout, caulk, and carpentry in an existing house are not defects. Hairline settlement cracks in new plaster near old structure can appear as a house continues to move; we will explain what is cosmetic and what indicates a larger issue.

At practical completion we offer a walkthrough. You should list visible items then or within the snagging period stated in your proposal. Hidden plumbing or roofing issues that could not reasonably be seen at handover will be reviewed in good faith. Warranty on manufacturer products follows the maker’s terms. Our workmanship commitment, where stated in a proposal, does not cover damage from misuse, lack of ventilation, standing water after storms you did not report, or alterations by others.

You agree to follow care notes: curing times for grout and paint, first cleaning of timber floors, and ventilation of wet rooms. Failure to allow finishes to cure, or use of harsh cleaners contrary to our notes, may void the relevant portion of any workmanship commitment.

10. Payment concepts

Specific payment schedules appear only in a written proposal. Typically, planning and material deposits precede ordering of cabinetry, tile, or fixtures. Progress payments may align with milestones such as waterproofing, kitchen set-out, or painting completion. Final payment is due at handover of the agreed rooms, less any retained amount expressly listed for outstanding snags. You agree not to unreasonably withhold payment for completed, accepted work while a minor snag is being scheduled.

The Site itself does not process card payments. Do not send payment credentials through the contact form.

11. Photographs and portfolio

Unless you tell us otherwise in writing before work begins, we may photograph completed rooms for our portfolio, Site, and social channels, taking care not to show faces, documents, or personal clutter you ask us to exclude. You may request anonymised angles. We will not publish photographs of a home you have asked us to keep private, provided the request arrives before publication.

12. Limitation of liability

To the fullest extent permitted by applicable law, HomeSearchInCo is not liable for indirect, incidental, or consequential losses, including lost rental income, alternative accommodation you arrange independently, or delay of a property transaction that is not part of our contract. Our liability for a given project is limited to the fees paid to us for that project, except in cases of fraud or where the law does not allow a limitation. Nothing in these Terms excludes liability that cannot be excluded by law, including liability for personal injury caused by our negligence.

We are not liable for pre-existing conditions we did not agree to correct, for design decisions you insist upon against our written advice, or for the performance of products you supply yourself.

13. Intellectual property and third-party links

The HomeSearchInCo name, house logo, and Site design are our marks. Social icons in the footer link to third-party networks; their terms apply when you leave our Site. We are not responsible for content on those networks.

14. Newsletters and electronic messages

If you subscribe, you ask to receive home-care notes and studio news. You may unsubscribe at any time via the unsubscribe page linked in the footer. Transactional messages about an active enquiry or project are not marketing and may continue until that conversation is closed.

15. Changes to these Terms

We may update these Terms as our services or the Site change. The “Last updated” date will change. Continued use of the Site after an update constitutes acceptance of the revised Terms for website use. Signed project documents control that project even if later website Terms differ, unless both parties agree in writing to adopt the newer Terms.

16. Governing matters and questions

These Terms are intended to be read with our Privacy Policy. If a court finds a clause unenforceable, the remaining clauses continue. If you have questions about these Terms, send them through the contact form with the subject “Terms & Services”. A representative will respond. Submitting that form is still subject to the enquiry rules in section 3.
